RERA Approval Marks Official Launch of Godrej Brooklyn Avenue in Kukatpally

Godrej Brooklyn Avenue has received Telangana RERA registration under number P02200010981, with a five-year registration valid from 5 June 2026 to 5 June 2031. The project, a premium residential project by Godrej Properties at KPHB Phase 4 Main Road, Kukatpally, Hyderabad, is planned on 7.76 acres with premium high-rise towers at G+46 floors and a premium mix of 3 BHK and 4 BHK residences.

The RERA filing represents a shift from the earlier pre-launch phase. The project was previously known as Godrej Brooklyn Heights during its pre-launch phase, and following its Telangana RERA registration, it is now officially named Godrej Brooklyn Avenue.

The project offers Brooklyn-themed 3 & 4 BHK residences across two G+46 towers, anchored by a 72,000 sft, G+7 clubhouse. The project spans across 7.76 acres, and it has 1428 premium units across 2 iconic towers.

The project is anchored by a large multi-level clubhouse and a Brooklyn / New York-themed design language across the common areas. The 72,000 sft, G+7 clubhouse known as "The Club" features a rooftop infinity pool, rooftop garden and leisure deck, triple-height grand lobby, gym and wellness centre, co-working spaces, indoor games and a multipurpose hall, sports court, yoga deck, amphitheatre, pet park and walking tracks, along with CCTV surveillance, 24/7 security, STP and rainwater harvesting.

Location and Connectivity

The location is in Kukatpally / KPHB, a mature North-West Hyderabad corridor with operational metro and highway access. KPHB / Kukatpally metro on the Red Line is an 8-minute drive, HITEC City is 15 minutes, and Gachibowli and the Financial District are 20 minutes.

The project offers strong access to LULU Mall at 2.2 km, Cyber Towers HITEC City at 3.3 km and JNTU Metro Station at 3.4 km.

Kukatpally Market Position

Kukatpally is one of the most established and preferred residential locations in Hyderabad, known for its strong connectivity, developed infrastructure and balanced urban lifestyle. The real estate market in Hyderabad, particularly the premium housing segment (homes priced at ₹1.5 crore and above), has shown robust growth. In the first half of 2025, premium housing sales jumped 17% year-on-year to 8,205 units, with the ₹1.5–3 crore segment seeing a 28% increase compared to H1 2024, attributed to limited inventory, increasing affluence among technology professionals, and a preference for larger homes with high-end amenities.

For this project, funds are routed through a regulated Axis Bank escrow. The RERA filing names a dedicated architect and structural engineer. The Telangana RERA filing, with its regulated escrow accounts and full inventory schedule, puts the project on a firmer statutory footing than most launch-stage listings in the corridor.

Possession Timeline

Target possession is December 2030. Proposed completion sits in mid-2031, so this is a multi-year deployment, not a near-term move-in.
