The penalty arises from alleged contravention of Section 3(1) of the RERA Act, 2016, concerning advertisements for the 'Project – Greenvale Estate' prior to obtaining RERA registration. The action is under Section 3(1) read with Section 59 of the Real Estate (Regulation and Development) Act, 2016.

Pre-registration advertising is a common regulatory violation in Indian real estate. Under Chhattisgarh RERA rules, a qualifying project cannot be advertised, marketed, booked, sold, or offered for sale without registration. The requirement exists to prevent developer marketing of unregistered projects, which can mislead prospective buyers who lack verified information on project feasibility, timelines, or regulatory compliance.

Company's Response

The company stated the advertisements were circulated by third parties without their knowledge, and they have taken legal steps. The company is assessing legal remedies.
